Sobha Sienna RERA Approval
Sobha Sienna RERA registration with TNRERA is coming soon, and the number will be shared as soon as it is issued. The project is in pre-launch, having entered that stage on 18 September 2026. Sobha Limited proposes to launch it on 23 December 2026.
Treat any registration number quoted before then as unverified. The Sobha Sienna RERA number will appear on the project website and on the TNRERA portal once it exists.
This guide explains where the approval stands for the Egattur project in Chennai, what the law asks for and how to check the number yourself. It also covers the precautions to take if you pay an expression of interest first.
Sobha Sienna RERA Status at a Glance (October 2026)

| RERA number | Coming soon; shared as soon as it is issued |
| Authority | Tamil Nadu Real Estate Regulatory Authority (TNRERA) |
| Project stage | Pre-launch since 18 September 2026 |

Once TNRERA issues a number, it should appear on the project website and in every advertisement. It must also be quoted in your agreement for sale.
Builders usually apply once building approvals are in hand and aim to receive the number before the public launch. With launch proposed for 23 December 2026, the number is expected close to that date, but this is not guaranteed. If the launch date moves, the registration date will likely move with it.
What TNRERA Approval Covers for Sobha Sienna Buyers
The Real Estate (Regulation and Development) Act, 2016 makes registration compulsory for most housing projects. In Tamil Nadu, it applies to projects with more than eight units or land above 500 square metres. Sobha Sienna plans 650 apartments on 8.5 acres, so the rule clearly applies.
Section 3 allows a builder to advertise, book or sell apartments only after registration. Under Section 5, the authority must decide on a complete application within 30 days. Once registered, the builder is bound to the details filed with the authority.
- Approved building and layout plans let you check that towers, floors and open space match the brochure.
- The carpet area of each home is stated, so you pay for a clearly defined usable area.
- The declared completion date is the reference for delay compensation.
- Land title and approvals show the legal standing of the 8.5-acre site.
- Escrow account details confirm where buyer money is held.
- Quarterly progress reports let you track the build without relying on sales teams.
The escrow rule deserves attention. Section 4 makes the builder keep 70% of buyer payments in a separate bank account, which can fund only the land and construction of this project.
How to Verify the Sobha Sienna RERA Number
Once the number exists, you can verify it free of cost in a few minutes on the official portal.
- Visit rera.tn.gov.in, the official website of the Tamil Nadu authority.
- Open the Registration menu and choose registered projects.
- Pick the Building category, since Sobha Sienna is an apartment project.
- Search by project name, by Sobha Limited or by the RERA number.
- Open the project record and download the certificate and filed documents.
Compare the completion date, apartment count and tower count with the sales pitch. Check the carpet area of your chosen home as well.
If any detail differs, ask for written clarification before you pay.
What a TNRERA Number Looks Like
TNRERA lists the registration number on the registration certificate and on the project record in its registered projects section. The same number must appear on the project website, in advertisements and in your agreement for sale.
No Sobha Sienna number exists today, so treat any number quoted before the launch as unverified. When the number is issued, match it against the project name, the promoter, Sobha Limited, and the details filed for the Egattur site.
Check that the record shows 650 apartments in three towers on 8.5 acres. A number that does not match these details is a reason to pause and ask for written clarification.
Sobha's Track Record in Chennai
Sobha Limited entered Chennai in 2012 with Sobha Meritta at Kelambakkam on OMR, followed by Sobha Serene. Sobha Sienna at Egattur builds on that presence in the same corridor.
The developer follows an in-house quality model. It makes interiors, glazing, metal works and concrete products itself, which keeps key parts of the build under one roof.
Sobha Sienna's own registration record will be public on the TNRERA portal once the number is issued.
Can You Book Sobha Sienna Before RERA Approval? How to Stay Safe
During pre-launch, builders and their partners collect expressions of interest (EOIs). An EOI shows your interest in a home or a priority slot. The formal sale begins after registration.
If you choose to pay an EOI, these checks keep you protected.
- Refund proof: Ask for written proof that the full EOI amount is refundable.
- Small, traceable payment: Keep the amount small and pay only by a bank transfer you can trace.
- Correct receipt: Make sure the receipt names Sobha Limited or its authorised firm.
- Agreement timing: Sign the agreement for sale only after the RERA number is issued.
The law helps here too. Under Section 13 of the Act, a builder can take a maximum of 10% of the home cost before a registered agreement for sale is signed.
RERA Carpet Area vs Saleable Area
Sobha Sienna lists home sizes on a saleable area basis. The 3 BHK spans 1,750 – 2,080 sq.ft. and the 4 BHK spans 2,100 – 2,700 sq.ft., starting at ₹1.69 Cr and excluding GST, registration, stamp duty, maintenance and other statutory charges.
Carpet area, which RERA asks the builder to state, covers the usable floor space inside your walls. Once the RERA record is live, compare both figures for your unit. This shows the real value of the rate you pay.
Meanwhile, you can study both layouts on the floor plans page and the cost details on the price page.
Other Approvals to Check Alongside RERA
Registration turns a pre-launch plan into a set of filed promises. Until then, project details come from marketing material. After it, you can rely on approved plans, a declared completion date and an escrow account.
For Sobha Sienna, look for the approved building and layout plans, the land title papers and the escrow account details on the project record. Your home loan bank also runs its own legal check, which gives you a second review.
Waiting for the number keeps your risk low. Read more on the location page, or review the investment case while you wait.
Sobha Sienna RERA FAQs
Not yet. Sobha Sienna is in pre-launch and its TNRERA registration is coming soon. As of October 2026 no registration number exists, and it will be shared as soon as it is issued.
The number is coming soon. Until TNRERA issues it, treat any number quoted to you as unverified. Once issued, you will find it on rera.tn.gov.in and on the project website.
Approval is expected close to the proposed launch on 23 December 2026. The date is not guaranteed and may move if the launch moves.
Visit rera.tn.gov.in, open the registered projects section and pick the Building category. Search by project name, by Sobha Limited or by the number. You can then download the certificate and compare it with the sales offer.
An EOI needs care because the formal sale begins only after registration. If you go ahead, keep the amount small and get refund terms in writing. Pay only by traceable bank transfer and sign binding papers only after the number is issued.
The Tamil Nadu Real Estate Regulatory Authority (TNRERA) covers the project, which is at Egattur on OMR in Chennai. Its approval, progress reports and any buyer complaints fall under TNRERA.
Under Section 13 of the RERA Act, 2016, a builder cannot take more than 10% of the home cost as an advance before signing a registered agreement for sale.
Section 4 of the Act requires 70% of buyer payments to be held in a separate project bank account. The money can be used only for land and construction of that project.
